Terms & Conditions

Art. 1 — Service provider

Art. 2 — Scope

These terms and conditions govern the contractual relationship between the service provider and the guest in connection with the booking and use of Casa Frătilă, located at Holbav, no. 112A, Brașov County, Romania (hereinafter "the property").

By making a booking, the guest confirms that they have read, understood and fully accepted these terms and conditions.

Art. 3 — Booking process

Bookings can be made through any of the following channels:

A booking is considered confirmed once a deposit equivalent to one night's accommodation or 30% of the total stay amount (whichever is greater) has been received. Payment details are communicated by the service provider upon confirmation.

Availability will be confirmed and payment details provided within 24 hours of the booking request.

Art. 4 — Rates and payment

Applicable rates are those communicated at the time of the booking request and may vary depending on the season, number of guests and other specific conditions.

The remaining balance is due at check-in, by cash or bank transfer, as agreed with the service provider.

Prices displayed on the website are indicative and are expressed in Romanian leu (RON), inclusive of applicable VAT.

Outdoor hot tub: use of the hot tub is optional and charged separately at 350 RON / day. Hot tub bookings must be made at the time of reservation confirmation or at least 24 hours in advance.

Art. 5 — Check-in and check-out

• Check-in: from 15:00 (3:00 PM)
• Check-out: by 11:00 (11:00 AM)

Early check-in or late check-out can be requested at least 24 hours in advance and are subject to availability. Additional charges may apply.

At check-out, guests are kindly asked to notify the host approximately 20 minutes before departure and to leave used towels and robes in the laundry area.

Art. 6 — Cancellation policy

• Cancellation 10 or more days before check-in: full refund of the deposit.
• Cancellation 6–9 days before check-in: the deposit is non-refundable; however, the guest may request to reschedule the stay to another available date, subject to the service provider's agreement.
• Cancellation less than 6 days before check-in or no-show: the deposit is non-refundable and no rescheduling is possible.

Changes to booking dates are possible subject to availability and require prior agreement from the service provider.

Refunds are processed within 5–10 business days via the original payment method.

Art. 7 — House rules

By confirming the booking, the guest agrees to observe the following rules throughout the stay:

• Maximum occupancy: 8 persons. The declared number of guests may not be exceeded without the prior agreement of the service provider.
• Visitors or guests from outside the booked group are not permitted without the express permission of the service provider.
• External heating systems (electric heaters, convectors, portable stoves, etc.) are not permitted beyond the heating facilities provided by the property.
• Pets are not permitted on the property.
• Smoking is strictly prohibited inside the property. Smoking is only permitted in designated outdoor areas.
• Taking items belonging to the property upon departure is strictly prohibited.
• Flushing items that may block the drains is prohibited: nappies, wet wipes, sanitary products, etc.
• Parties, loud events and gatherings with persons outside the booked group are prohibited.
• Children must be supervised at all times by the adults in the group.
• Towels provided are for personal hygiene use only.
• Quiet hours are mandatory between 23:00 and 09:00.
• The property must be returned at check-out in the same clean and tidy condition as received at check-in.
• Any damage to the property, furnishings or equipment will be assessed and charged to the guest in full.

Casa Frătilă reserves the right to immediately terminate the accommodation agreement and request that guests vacate the property, without prior notice and without refund of any amounts paid, in the event of non-compliance with the house rules, aggressive or offensive behaviour, or any conduct that affects the comfort, safety or tranquillity of the property and those around it.

Art. 8 — Liability

The service provider is not liable for the loss, theft or damage of guests' personal belongings during the stay.

Guests are fully responsible for any damage caused to the property, its furnishings or equipment during the stay, including damage caused by persons they have invited onto the property.

The service provider is not liable for accidents or injuries resulting from failure to follow house rules or usage instructions for the facilities (hot tub, fireplace, etc.).

Art. 9 — Force majeure

Neither party shall be held liable for the non-performance or improper performance of contractual obligations caused by force majeure events (natural disasters, government restrictions, pandemics, fires, etc.).

If the service provider cancels the booking due to force majeure, the full deposit will be refunded to the guest within 5–10 business days.

Art. 10 — Governing law and dispute resolution

These terms and conditions are governed by Romanian law.

Any dispute shall be resolved in the first instance by amicable means. If no resolution is reached, the competent Romanian courts shall have jurisdiction.

Consumers have the right to use the Alternative Dispute Resolution (ADR) procedure through the National Consumer Protection Authority (ANPC): anpc.ro/ce-este-sal/.
