Art. 2 — Scope

These terms and conditions govern the contractual relationship between the service provider and the guest in connection with the booking and use of Casa Frătilă, located at Holbav, no. 112A, Brașov County, Romania (hereinafter "the property").

By making a booking, the guest confirms that they have read, understood and fully accepted these terms and conditions.

Art. 3 — Booking process

Bookings can be made through any of the following channels:

A booking is considered confirmed once a deposit of 30% of the total stay amount has been received. Payment details are communicated by the service provider upon confirmation.

Availability will be confirmed and payment details provided within 24 hours of the booking request.

Art. 4 — Rates and payment

Applicable rates are those communicated at the time of the booking request and may vary depending on the season, number of guests and other specific conditions.

The remaining balance is due at check-in, by cash or bank transfer, as agreed with the service provider.

Prices displayed on the website are indicative and are expressed in Romanian leu (RON), inclusive of applicable VAT.

Art. 5 — Check-in and check-out

Early check-in or late check-out can be requested at least 24 hours in advance and are subject to availability. Additional charges may apply.

Art. 6 — Cancellation policy

Changes to booking dates are possible subject to availability and require prior agreement from the service provider.

Refunds are processed within 5–10 business days via the original payment method.

Art. 7 — House rules

By confirming the booking, the guest agrees to observe the following rules throughout the stay:

Art. 8 — Liability

The service provider is not liable for the loss, theft or damage of guests' personal belongings during the stay.

Guests are fully responsible for any damage caused to the property, its furnishings or equipment during the stay, including damage caused by persons they have invited onto the property.

The service provider is not liable for accidents or injuries resulting from failure to follow house rules or usage instructions for the facilities (hot tub, fireplace, etc.).

Art. 9 — Force majeure

Neither party shall be held liable for the non-performance or improper performance of contractual obligations caused by force majeure events (natural disasters, government restrictions, pandemics, fires, etc.).

If the service provider cancels the booking due to force majeure, the full deposit will be refunded to the guest within 5–10 business days.

Art. 10 — Governing law and dispute resolution

These terms and conditions are governed by Romanian law.

Any dispute shall be resolved in the first instance by amicable means. If no resolution is reached, the competent Romanian courts shall have jurisdiction.

Consumers have the right to use the Alternative Dispute Resolution (ADR) procedure through the National Consumer Protection Authority (ANPC): anpc.ro/ce-este-sal/.
